Investing in condominium, apartments and multifamily developments on the Alabama & Florida Gulf Coast includes an ownership-interest in the common property, including any financial liability for the maintenance and repair of the common property, such as the roof, parking, siding, etc. A building inspection of a Gulf Shores, Orange Beach or Perdido Key condominium should include components which could adversely affect the investor, including the community property which the new owner has a financial interest. A Due Diligence Inspection on the Alabama & Florida Gulf Coast is not a home inspections, it is an inspection of the building, the common property, and the major components (plumbing, electrical, heating & cooling) of at least one "representative" unit - it does not include items normally covered by a home warranty (e.g. dishwashers, refrigerators, etc.); nor does it include minor items such as door-latches, drywall damage, etc.

Poorly managed homeowner associations can expose the HOA members to significant financial liability. A building inspection should provide the investor with an unbiased, independent evaluation of the physical condition of the property, as of the date of the inspection.
